Geotechnical Engineering Supporting Smart Retail Development at SH 249 in Houston, TX
At A.C.E., we’re proud to announce the successful completion of our geotechnical engineering report for the Retail at SH 249 project located along Tomball Parkway in Houston, Texas.
This exciting new one-story retail development will feature approximately 15,500 square feet of commercial space, along with a well-planned parking lot, drive-thru lanes, fire lanes, and thoughtfully designed landscaping. Our role was to provide the subsurface data and practical recommendations needed to ensure the project is built on a solid foundation — literally.
What We Delivered
Our team performed a comprehensive geotechnical investigation that included:
Subsurface exploration with multiple geotechnical borings
Detailed laboratory testing to evaluate soil properties
Analysis of site conditions, including topography, potential expansive soils, undocumented fill, and groundwater observations
Tailored design and construction recommendations for foundations, pavements, site preparation, and drainage
The investigation focused on understanding the site’s unique soil characteristics to help the design and construction teams make informed decisions that balance safety, cost-efficiency, and long-term performance.
Key Findings
The report confirms that the site conditions are generally favorable for the proposed retail development. Notable highlights include:
Identification and evaluation of undocumented fill soils, with clear guidance on how to manage them during construction to minimize settlement risks.
Low Potential Vertical Rise (PVR) values, supporting the use of economical monolithic slab-on-grade foundations.
Site-specific pavement design recommendations suitable for the expected traffic loads, ensuring durability for parking areas, driveways, and fire lanes.
Practical earthwork, drainage, and construction-phase recommendations to keep the project on schedule and within budget.
We also provided guidance on construction monitoring and testing so the project team can verify that the actual subsurface conditions align with our predictions.
Bringing the Site to Life: Topographic & Landscape Visualization
To help the entire project team better visualize how these geotechnical insights integrate with the overall design, we simulated a detailed topographic and landscape civil drawing view of the site (shown above). This rendering beautifully illustrates the existing site contours, the proposed retail building footprint, parking layout, drive-thru circulation, landscaping islands, and surrounding natural features. It serves as an excellent communication tool that bridges geotechnical data with architectural and civil design goals.
Why This Matters
Every successful development starts with a thorough understanding of what lies beneath the surface. By addressing geotechnical challenges early — from expansive clay behavior to proper site preparation — we help reduce construction surprises, control costs, and deliver a high-performing retail space that will serve the Houston community for years to come.
We’re grateful to the project team and all design partners for trusting A.C.E. with this important phase of the project. We look forward to continuing our support through construction observation and testing.
If you’re planning a commercial, retail, or mixed-use development in the Greater Houston area and need reliable geotechnical engineering services, we’d love to hear from you. Reach out to discuss how our experienced team can support your next project.
